What leasing options are available?
Lease terms start at 12 month options and can be longer.

Do you offer individual leases?
No, all residents are responsible for the entirety of the apartment home if on the lease.
Is any of the security deposit refundable?
The full security deposit is refundable pending no fees or damages after move out.
Is there an application fee?
Yes. The application fee is $50.00.
Do I have to pay first and last month's rent?
No. We collect the first month's rent and a security deposit, but not the last month's rent.
When is rent due, is there a grace period, and how do I pay?
Rent is due on the first you can pay your rent online via the Resident Portal. After the 5th, there is a $50.00 late fee.
Are any utilities included in the rent?
Rent includes heat, hot water, and cooking gas.
Is renter's insurance required?
Yes, we do require renter's insurance. A minimum of $100,000 in limited liability coverage is required. Proof of policy must be provided to the leasing office prior to move in.
Can the apartment be sublet or listed on Airbnb or VRBO?
No. We do not allow apartments to be sublet or listed on short-term rental sites like Airbnb or VRBO.
Do I need a lease guarantor?

What are the occupancy limits?

What are hours of the leasing office?
Leasing office hours are Mon - Friday, 9 AM - 5 PM, Sat, 10 AM - 4 PM; Closed Sunday
What are the hours of the laundry facility?
For your convenience, the laundry facilities are open from 7 AM to 9 PM.
Do you have a pool?
We do not have a pool in our apartment community, but we do offer a membership to Summerset Swim and Fitness which is off-site.
Do you have package lockers/how do I get my packages?
You can have packages delivered to your building or the leasing office.
Is storage available?
Yes, storage is included.
Are grills available?
Yes, we have charcoal grills at various places around the community.
Does the community have bicycle racks?
No
Do you offer valet trash service and/or recycling?
No. There are designated trash and recycling areas located outside.
Do you have free internet/WiFi and cable? (Where is it available? Who is the provider?)
No. Residents can purchase their own internet/WiFi packages through Xfinity.
Do you have cable? Who is the provider? Is there a separate charge?
No. Residents can purchase their own cable packages through Xfinity.
What security features does this property offer?
All exterior doors are locked for limited access.
Does this community have a pest control service?
Yes.
What is the smoking policy?
We are pleased to be a smoke-free community.
What is the parking situation? What about guest parking?
Parking is on a first come first serve basis with no assigned parking for guests.
Can grills be used on balconies?
Residents are permitted to use electric grills only on balconies and patios.
Are there restrictions for what can be put on balconies or patios?
Yes.
I need maintenance/emergency maintenance; who do I call?
Call our general number at anytime and follow prompts to maintenance emergency. You will be transferred to our off site leasing center who will be able to page our on call maintenance technician at any time of the day or night.
Do you allow pets? What is the pet policy?
We allow a maximum of two pets per apartment. Dogs must have a combined total weight under 80lbs and be at least 6 months old. Breed restrictions apply. Pet Rent: $40/month per cat, $50/month per dog.
What is the policy for snow removal?
All residents must move their vehicles at 9:00am the morning following a storm for snow removal.
What decorations or changes to the apartment are prohibited?
Please check with management.
What is the procedure for moving in/out?
All residents must provide a 60 day notice to vacate.
Are washers and dryers available? Are they in the apartments?

Do the apartments have air conditioning?
Yes, there is air conditioning in the apartments.
Is there a tub or shower?
Apartment bathrooms have tubs.

What forms of rent do you accept?
Rent is payable by the 1st and can be conveniently submitted online via your resident portal. An ARC payment from your bank incurs no fee. Additionally, debit and credit card payments are accepted, are subject to a convenience fee.
How do I pay rent? Can I pay online?

Can I set up automatic payments for rent?
Yes automatic payment can be set up.

Am I able to renew my lease? How?
Yes, you will automatically be sent a renewal 60-90 days before your lease end date. Contact the leasing office for any questions.
Can I add occupants to my lease? What is the process?

Am I able to transfer from my current apartment to a new apartment or building?
We do allow transfers please contact the leaseing office for more information.
How do I access my resident portal?

What can I do in my resident portal?
Pay rent, see all charges/payments, submit work orders, contact submission, find your documents/lease, office information, office communications, wallets, renters insurance
How do I upload documents in my resident portal?
Under "my apartment" tab, choose "documents" - can upload and see all previously uploaded documents

How do I put in a maintenance request? How long does it take for maintenance to respond to a request?
Either through the resident portal or by emailing/calling the office to let us know and we will submit. Almost immediately - issue is typically taken care of same day as long as it's during maintenances work hours (8-4:30)

What constitutes an emergency maintenance request?
No heat in the winter, no AC in the summer, fridge/freezer not working, leaks
How do I enter a maintenance request online?
Under "my apartment" tab, choose "maintenance" then you are able to "request maintenance"
Are there extra storage or amenities I can rent? What is the process?
Storage one unit is include with your rent we do not have extra storage units
What are the dog park hours?

What are snow removal protocols?
Snow removal email will be sent out the night before - you are responsbile for moving your car out of the space temporarily while plows complete snow removal. No parking on the main road during snow fall.

Can I have a pet(s)? Is there a pet rent or breed restrictions? What is the process?
Yes, allowed up to 2 (cats/dogs) - $40/cat and $75/dog - there are breed restrictions/weight restrictions. Please contact the leasing office for more information.
How do I get my packages?
Package are delivered to your building or we can accept them in the leasing office.
Can I make spare keys?
You are issued 2 at move in
How do I set up or transfer utilities (electric, water, gas, internet)?
Electricity through Eversource directly / Internet directly through Comcast/Verizon and water/sewer pay with your rent
Can I sublease or assign my lease to someone else?
The lease does not allow for subletting or for apartments to be listed on short-term rental platforms like Airbnb or VRBO.
What can and cannot go down the garbage disposal?
We do not have Garbage dispoal
What is the smoking policy?
Smoke free property
Can I decorate my patio/balcony?
Yes but nothing that is offensive, loud, hanging or anything that could disrupt others
Can I paint the walls or install my own fixtures?
You can paint or requirement is to paint it back to the orginal color before move out. No wallpaper, or paneling. Cannot install any fixtures (no modifications are to be made) but can hang art, mirrors, pictures, etc.
